Homeowner's Insurance

Protect one of the biggest investments in your lifetime: your home. With the right coverage, we'll custom design a homeowner policy to fit your specific needs.

Coverage's:

Coverage A: Dwelling
This covers the structure of your home including items that are considered part of the building like kitchen, cabinets, heating and air conditioning, wall to wall carpeting. It's important to make sure the quote you are getting from other companies include GUARANTEED REPLACEMENT COST ON YOUR DWELLING.

This very important endorsement assures you that in the event of a total loss, your home will be completely rebuilt, even it costs more than the insured value of your home! In the past few years, many companies have stopped offering this endorsement after suffering huge catastrophic losses from hurricanes and other disasters. Many companies now only offer 105-120% of the insured value of your home.

This will have a huge impact on your coverage should you suffer a loss! Check and compare.

All of the insurance companies we represent, still offer this coverage with one requirement. You must insure your home at the time of application at 100% of the current replacement value of your home and be under 50 years old..

We can help you determine the Replacement Value of your home.

Coverage B: Other Structures
This covers detached structures like garages, utility sheds, fences. Most companies automatically include 10% of your structure amount at no additional charge. Make sure the amount will satisfy your needs. If not, you can increase this coverage at an average cost of $3/$1000.

Coverage C: Personal Property
This covers your personal belongings. Things like clothing, furniture, computers, are what is normally considered personal property. Most policies automatically provide from 50-75% of your Coverage A Dwelling limit as your Personal Property limit.

Be careful of the Special Limits section of your policy. The majority of policies have limits on certain personal property due to theft. Things like jewelry, watches, furs, silverware, money, business property on your premise to name a few. Make sure if you have valuable items such as these to inquire how to protect them with special endorsements.

Coverage D: Loss of Use
This coverage gives you money to stay in hotel if your home suffers a covered loss that would prevent you from staying in your home. This policy automatically give you up to 20% of your Coverage A building limit.

Coverage E: Liability
Liability coverage protects you if someone is injured on your premise. It can also protect you if a family member causes injury or property damage to someone else. If someone slips on your porch and get hurts, if your dogs bites your neighbor, if someone get injured swimming in your pool as some common examples where you could be negligent. The policy automatically comes with a $100,000 limit of liability. We feel this is not enough protection. We recommend the maximum of $500,000 that cost an average of $20-$30/year extra.

Coverage F: Medical Payments
This coverage provides for minor injuries for other people on your premise. This primary difference is the injured party does not have to be injured as a result of your negligence. It could be an injury for any reason that you might feel the party should be compensated. For example, suppose a neighbor trip over you hose on the front lawn and broke their leg. Assuming the hose was in plain view, you might feel bad and offer to have your carrier to pay for the medical bills your neighbor incurred.

Policy Deductible
Today's policies carries a base deductible of $250 per incident. You can lower your premium by 10% by increasing your deductible to $500 and 20% at $1,000. Most homes valued over $150,000 will save $250 in premiums if they go 2-3 years without a loss.
